The Holiday Villas Greece is a registered and accredited travel agency based in Europe. When a client books a property, a binding agreement is established between the client and a third-party service provider, with The Holiday Villas Greece acting solely as an intermediary agent.
By making a reservation, the client enters into a legally binding contract. Bookings may be made via post, email, or telephone. Once The Holiday Villas S.L. confirms the booking, the client will receive a reservation confirmation via email. It is the client’s responsibility to carefully review the details in the confirmation and notify the agency immediately of any inaccuracies. Errors reported at a later date do not justify cancellation of the contract.
The reservation is only valid for the number of guests specified in the booking confirmation. If the property is occupied by more individuals than indicated, an additional fee will be charged based on the current pricing. The number of occupants must not exceed the maximum allowed for the property under any circumstances.
Upon receiving the booking confirmation, a deposit of 50% to 75% (depending on the property) is required. The remaining balance must be paid 6 weeks prior to arrival. If the booking is made less than 4 weeks before arrival, the full payment is due immediately. For certain properties, final payment may be required upon arrival — this will be specified in the booking confirmation.

For U.S. customers paying by credit card, a 1.5% handling fee applies.
If payment is not made within the specified timeframe, the agency reserves the right to cancel the booking and apply cancellation charges in accordance with the cancellation policy.
The Holiday Villas S.L. is a licensed travel agency based in Athens and complies with all legal obligations, including insolvency protection through a warranty bond.
The Holiday Villas S.L. is responsible for carefully selecting and describing the rental properties based on its own assessment and the information provided by its partners. However, the agency cannot be held liable for outdated or incorrect information provided by third parties. Responsibility for the accuracy of property details rests with the respective service providers.
Guests must report any defects or damages within 24 hours of check-in. Reports should be submitted to The Holiday Villas S.L. immediately so that the issue can be addressed. Late reports cannot be considered. Guests are required to treat the property and its furnishings with care, report any damage they cause, and cover the cost of repairs or replacements. Any unreported damage will be assumed to be caused by the guest and charged accordingly.
In the event of cancellation, the following fees apply:
Up to 60 days before arrival: 10% of the total amount
59 to 30 days before arrival: 20%
29 to 8 days before arrival: 50%
7 days or less, or no-show: 100%
All cancellations must be submitted in writing, and the date of receipt will determine the applicable fee. Clients may present evidence that the cancellation resulted in lower or no financial loss for the property owner or agency. Travel insurance is highly recommended. Bookings with special offers (e.g. early bird, last-minute, long-stay deals) are non-refundable. A €50.00 handling fee applies to all cancellations.
Clients may transfer their booking to another party, provided the rental terms remain unchanged. Changing the rental property itself requires cancellation under the above terms (5.1) and submission of a new booking. Changes to rental dates are possible depending on availability and subject to cancellation conditions. Special offer bookings are not eligible for changes. A €50.00 handling fee applies to all reservation changes or contract amendments.
